The pace of rental price growth in Kazakhstan has accelerated. According to the Bureau of National Statistics (BNS) of Kazakhstan’s Agency for Strategic Planning and Reforms, in January 2025, the rental price index for well-maintained apartments and houses reached 10% compared to January last year.
The average rental cost per square meter of housing with full amenities in January this year was 4.5 thousand KZT. This means that for temporary residence in a standard two-room apartment with an area of 50 sq. m, a family in Kazakhstan needs to pay, on average, 226.7 thousand KZT per month. Larger families renting more spacious accommodations of up to 70 sq. m would pay 317.3 thousand KZT.
Rental prices are highest in the country's largest cities, significantly influencing the national average. Almaty ranks first in this negative rating, with rental costs per square meter reaching 5.5 thousand KZT in January 2025. According to online advertisement aggregators, the price range in Kazakhstan’s southern capital varies widely, from rundown apartments at 50 thousand KZT to large luxury apartments in elite residential complexes priced up to 3.3 million KZT per month. However, even this price is not the limit for Astana, where the highest monthly rent for a freshly renovated five-room apartment reached 6 million KZT. The average price in the capital ranges from 250 to 300 thousand KZT. Astana was the anti-leader in rental price growth, experiencing a 30.1% increase in January this year compared to January 2024.
The lowest rental prices for well-equipped housing, according to BNS data, were recorded in Taraz (2.2 thousand KZT per sq. m), as well as in Turkestan, Aktobe, and Pavlodar (2.6 thousand KZT each).
